A Step-by-Step Guide Through the Rental Application Process
-
Step 1: Fill Out a Rental Application
To express interest in one of our properties, begin by completing a rental application. This step is crucial for discussing the security and pet deposits (if applicable). If you’re planning on having roommates or require a co-signer, they must fill out the application as well. This applies to every individual over 18 years planning to move in. Our properties typically offer online application forms for your convenience. Ensure you have the following information readily available:
- Photo ID
- Name and address
- Phone number(s) and email
- Employment and income details
- Previous address
- Pet information (if applicable)
- Background information
- Emergency contacts
- Landlord and personal/professional references
-
Step 2: Pay the Apartment Application Fee
The application fee covers the costs of credit and background checks on potential renters. Fees may vary by location, property, or landlord and might include processing fees. Inquire about all applicable fees during this phase and whether any are refundable should another candidate be chosen.
-
Step 3: Expect Credit and Background Checks
Agreeing to background and credit checks is a standard part of the rental application. These checks are comprehensive, focusing on financial responsibility and any criminal history. It’s essential to be upfront about any relevant background information or credit issues. A co-signer can be beneficial in this step if needed (see step #5).
-
Step 6: Show You’re an Agreeable Renter
Landlord references can significantly boost your application. These references provide insight into your tenancy habits, such as noise levels or adherence to policies. While not always mandatory, a positive landlord reference can set you apart from other applicants.
-
Step 7: Pay the Security Deposit(s), Sign the Lease, and Get the Keys
Once approved, you’ll be required to pay a security deposit, typically equivalent to one or two months’ rent, depending on the property. After fulfilling the security deposit requirements, you will sign the lease and receive the keys to your new home.
