Colorado Rental Criteria & Fair Housing Policy

The following rental criteria and screening standards apply to residential rental properties located in the State of Colorado and managed by Superior Property Management.

Equal Housing Opportunity

Superior Property Management complies with all federal, state, and local fair housing laws. We do not discriminate based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, ancestry, marital status, creed, or source of income.

All applicants are evaluated using consistent and objective screening standards.

Application Requirements

• A completed rental application is required for each applicant 18 years of age or older.
• Valid government-issued photo identification is required.
• Application fee: $___ per applicant.
• Application fees cover the cost of credit, criminal background, and rental history screening.

Application fees reflect actual screening costs and are handled in accordance with Colorado law.

Portable Tenant Screening Reports (PTSR)

In accordance with Colorado Revised Statutes § 38-12-902, an applicant has the right to provide a Portable Tenant Screening Report (PTSR).

If an applicant provides a valid PTSR that is no more than 30 days old and includes:

• Credit report
• Criminal history report
• Rental history report
• Verification of income

Superior Property Management will not charge an additional application fee for reviewing that report.

If the PTSR does not meet statutory requirements or is incomplete, an application fee may still be required.

Screening Criteria Overview

Applications may be evaluated based on:

• Credit history
• Rental history and landlord references
• Gross household income equal to at least two and one-half (2.5) times the monthly rent
• Employment verification
• Criminal background consistent with Colorado law
• Prior eviction history

Screening standards are applied consistently to all applicants. Additional documentation may be required.

Occupancy Standards

Occupancy limits are determined based on property size, configuration, and applicable local housing codes.

Source of Income

Superior Property Management complies with Colorado source of income protections. Lawful sources of income, including housing assistance programs, are considered in accordance with state law.

Important Notice

This policy applies to rental properties located in Colorado only. Rental criteria for Wyoming and South Dakota properties may differ.
